What drives the price
Three factors that shift the per-m² rate
Plinth area
Larger homes get cheaper per m², but only up to a point — finishes and structural complexity push the rate back up.
Finish level
Standard, semi-premium and premium finishes can swing the rate by 30–50%. Imported tiles and aluminium joinery are the biggest movers.
Site conditions
Black-cotton soil, steep slopes, or remote sites add foundation, transport and water costs that aren't visible in the per-m² rate.
